My flat roof is getting old. Should it be recovered or replaced?
A new membrane can sometimes be installed over the existing roof if the insulation is dry, the deck is in good condition and local code allows another layer. If the insulation is wet or the deck is damaged, the old roof needs to be removed. An evaluation of the roof will tell you which option fits your building.
Recovering a flat roof
A single-ply membrane such as TPO or EPDM can sometimes be installed over an existing roof that is dry and in good condition. A recover usually costs less than a full replacement and creates less debris.
For a recover to perform well, water needs to drain properly. On commercial projects we evaluate drainage and use tapered insulation design software to move water toward the drains.
When the roof needs to be removed
Wet insulation should not be covered by a new membrane, because it holds moisture against the roof deck. A deck that is damaged or sagging needs to be repaired, and building codes limit how many roof layers are allowed.
In these cases the existing roof needs to be removed before the new roof system is installed.
TPO or EPDM
TPO is a white, reflective single-ply membrane that is energy efficiency rated and one of the most cost-effective options for a low-slope roof. EPDM is a durable synthetic rubber membrane with flexibility and UV resistance. We install Firestone RubberGard EPDM, and Firestone warrants the installation of this product.
Commercial installations from High Pointe generally carry a ten-year workmanship warranty and a certified no dollar limit (NDL) certificate from the manufacturer. Contact us to schedule an evaluation of your roof.
Related Questions
Does the building have to close during a roofing project?
It depends on the project. We can talk through scheduling and phasing with you during a consultation.
How long does a single-ply roof last?
A well-maintained single-ply roof with good drainage can last for decades. Standing water and clogged drains can shorten its life.
